Housing is a key ingredient for River Landing and a range of housing forms is proposed.
Low-rise Waterfront
Four-storey housing is proposed on the waterfront between Avenues A and B. This will likely be a condominium apartment building. There is similar and attractive housing adjacent to the riverfront on the south side of the river.
Mid-rise Apartments
Fourteen-storey housing is proposed between Avenue A, the Buckwold Bridge and south of the Allstream building. The juxtaposition of the bridge and highway traffic requires that a building have height and density if it is to be successful.
" Live/Work"
Centered between Avenues A and B and south of the Farmers’ Market and the village square is an area where live/work housing is to be encouraged. Across Canada, small live/work developments are being constructed. Many small entrepreneurs, artisans and professionals work out of their own homes. Purpose-designing this housing may include a workshop, office or small sales outlet on the ground floor along with interesting individual signage. If successful, this kind of housing, together with Market Walk, can create an interesting environment as a destination for residents and visitors.

The Prairie Ecovillage
Development Corporation (PEDCO) has proposed an exciting new mixed-use
development for Phase II. Their vision includes affordable housing,
commercial space, and public demonstrations of some eco-friendly
technologies.
Rivergreen Ecovillage will be part of River Landing Phase II on 19th Street located between Avenues B and C next to the Farmers' Market. It will include 65 residential and 10 commercial units designed to be environmentally, socially and economically sustainable.
Pending final approvals, developers will aim to meet the standards of the Leadership in Energy and Environmental Design platinum certification. The buildings would be energy efficient and produce 70 per cent less greenhouse gas by relying on solar panels for power and water heating. By recycling rainwater, and utilizing bath and shower water for irrigating the grounds, the development will also reduce its water consumption by half.

There are a number of other residential and commerical opportunities being developed on River Landing Phase II - townhouse style condomimiums on the riverfront, apartment style residential next to the Senator Sid Buckwold Bridge, and a "Live/Work" development immediately south of the future Farmer's Market/Ideas Inc. building.
The site servicing (underground utilities) for River Landing Phase II is mostly complete along with the road beds for the new street configuration. The City will begin the process of choosing the appropriate private developers who will then design and construct the residential and commercial opportunities. As such, further information including floor-plans and costs will likely not be available until 2010 at the earliest, and will be undertaken by private developers. Last updated March 5, 2008 |
